Property valuation in Altea: what is your home worth?

An asking price is not a completed sale price. Find out what a realistic valuation should consider, how to approach your launch price and what to discuss before marketing your Altea home.

Frequently asked questions

Short answers to what we are asked most. General information, not legal or tax advice.

What are the costs of buying a property in Altea?

On a resale property you pay transfer tax (ITP) to the Valencian regional government; on a new build, VAT (IVA) and stamp duty (AJD) instead. Notary and Land Registry fees come on top, plus an agency or lawyer if you wish. The total depends on the price and type of property: ask us for an estimate for the property you have in mind.

Do I need a NIE to buy?

Yes. The NIE is the foreigner's identification number and you need it to sign the deed, pay the taxes and connect utilities. Apply early, at a police station in Spain or at a Spanish consulate.

Can I get a mortgage in Spain?

Yes, also as a non-resident, although banks usually lend a smaller share of the price than to residents. We can put you in touch with lenders and help you prepare the paperwork.

How is my home valued?

We visit the property and compare it with real recent sales in the same area, not just with asking prices on portals. On that basis we propose a realistic asking price. The valuation comes with no obligation.

What do I need to rent?

Usually ID, proof of income and a deposit. The terms of each rental (minimum stay, furniture, utilities) are on its page; ask us for the details.

Can I buy without being in Spain?

Yes. With the video and virtual tour you make a first selection from home, and with a power of attorney someone you trust can sign on your behalf. We work with Spanish and international clients alike.

Shall we talk about Altea?

Ask about a property, an area or a valuation. The team at the Altea office replies, not an automated message.
